If the Applicant meets the basic criteria, he/she will receive an email/screening request from TransUnion Smart Move. The Applicant will pay a fee of $41. This is paid directly to TransUnion to run a Credit and Background Report.

Gross Income- At least three times the monthly rental payment.(the ratio of debt to income must not exceed 45%)
FICO Credit Score- fair to good
Collections- No more than three records of collection with a combined total not exceeding $1,000.
Foreclosures- No history of foreclosures within the previous four years.
Bankruptcies- No bankruptcies within the preceding four years, and if applicable, any bankruptcies must have been fully discharged.
Liens- No Tax or Government Liens.
Criminal- No serious criminal history.
Job History- Prefer current job history of three years of continuous employment.
Identification-A current photo ID from each adult applicant, such as a driver’s license, passport, or military or state identification card
Smoking-No smoking inside the residence.
Renters Insurance-Agree to acquire and maintain renters insurance.

Past Rental Requirements

History-One year of acceptable landlord/mortgage history
Evictions-Eviction free rental history
Past Due Rent-If a rental history reflects a past due rent or an outstanding balance, the application may be denied
Negative References-If a landlord gives a negative reference or refuses to give a reference, the application may be denied
NSF Checks-If an applicant has three or more NSF checks within a period of one year, the application may be denied
